Why strata fees change the math
Lenders count half of your strata fee when they work out how much you can borrow, and you pay all of it every month. A $500 fee is roughly the same monthly cost as another $90,000 of mortgage at today's rates.
Low fees aren't automatically good news. A strata that keeps fees low by under-funding its reserve often ends up charging special levies later. Compare the fee with the depreciation report before you decide.
